Dragon Homes Ltd brings together the perfect balance of both professional and practical skillsets with its 2 Managing Directors having a breadth of combined experience spanning more than 40 years in the construction sector.

This ensures that Dragon Homes can bring complex projects to fruition in a profitable way, without losing sight of the key performance indicators that ensure quality and consistency.

The two business Directors, Lee Perch and Nicholas Williams; have experience and knowledge the spans more than 40 combined years in the construction sector, and Lee’s experience in both public and private sector project management allows a dovetailing of skills that provide for the consistent deliverability of high-quality homes.

Lee is legally qualified with an LLB & LLM from the University of Wales, Aberystwyth, and an LPC from the College of Law in Chester.

Lee also holds Prince 2 qualifications in project management and has a master’s in education, a highly intelligent and adaptable individual, Lee has managed complex processes and public sector contracts worth in excess of £300m.

Lee’s first business, Astor Developments Ltd worked exclusively with local housing associations across Wales to provide high quality affordable housing those most in need. His most recent project was the Nant-Y-Mynydd development within the heart of Snowdonia national park, and the World Heritage Site of Harlech Castle.

Astor Developments acquired land, secured planning permission, and then a design and build contract with Grwp Cynefin and developed and built 4 new build 100% affordable homes. The project was funded fully by the Welsh Assembly Governments Social Housing Grant (SHG) which meant the standards for construction and finish were incredibly high. The properties were all constructed under the watchful eye of the UK’s premier structural warranty provider, the LABC and were built to Lifetime Home standards and to the Welsh Housing Quality Standard – the only developer in the Wales to achieve both benchmarks on a completed development in 2019.

Nic brings the practical and site management skills to the Dragon Homes offering. A skilled plasterer, renderer, and liquid floor screeding professional, Nic is also the only artisan left in Wales producing handmade plaster mouldings, in the traditional manner – and as such as developed an attention to detail and a standard of work that simply cannot be matched by any other.

Nic has been involved in construction and site work since the age of 14, starting as an apprentice with his father in the traditional way before together forming Williams & Williams plastering. Nic’s first full-scale construction project was the building of his family home, in Bethania, Mid Wales, adjacent to the world-famous Ty Nant water facility.

Not only did he manage the process, but he was also true member of the construction team playing a key part in every build phase. On his father’s retirement in 2015, Nic expanded Williams & Williams plastering, by incorporating as ‘Spray Rend Plus’. A large personal investment in machinery means he is now the only Welsh installer of exterior render finishes to be approved by all the major UK manufacturers, including Weber, K-Rend and Fassa.

Company Goals

Dragon Homes is made up of both full-time employees and exclusive bona fide sub-contractors – meaning that we have the people power in place to quickly and efficiently brings developments of larges scale (up to 50 units) to fruition, profitably and within a timescale that isn’t achievable by others.

This sets us apart – we are profit driven, but not profit centric – the quality of our developments is a key pillar of our business model. Dragon Homes has been nominated for the LABC’s national developer of the year awards for 2022 and we will become Wales’s premier developer over the next 5 years.

We can’t do it alone – and we have already established a partner network of legal professionals, accountants, architects, engineers, surveyors in addition to large directory of trusted and skilled trades men and woman.

Dragon Homes is excited to have formed a joint venture business model with One Nature Homes, adding a further string to our incredible bow of talent. The Director Samuel Lyle is a skilled businessman with a degree in economics and he has experience of running several multi million-pound businesses prior to One Nature Homes.

Dragon Homes will make always make the most of local labour and trades people – the is a wealth of skill and talent in Wales and across the UK and Covid-19 pandemic caused a real downturn in the ability of some of our best people to secure and maintain regular work – we will bridge that gap.
Dragon homes has tangible assets in the shape of machinery, and tools however we know that our people are our most valuable asset and with the experience and skill of our management team we can be a beacon in the construction world of how things can and should be done.
